Tips & Limitations

• Zestimate Caveats: Always remember that a Zestimate is an estimate and can be significantly inaccurate (often 5-15% or more). It should not be the sole basis for pricing or investment decisions. Verify with recent sold comparable properties.
• Hyperlocal Focus: Real estate is highly localized. National trends are less relevant than ZIP-code-specific data. Pay close attention to market context, including days on market and seasonal patterns, as these vary drastically by region and property type (single-family home, condo, townhouse).
• Conservative Investing: When analyzing investments, use conservative metrics. Apply the 50% expense rule as a minimum and factor in realistic vacancy rates (5-15%). Zestimate rental income is often unreliable; confirm with actual rental comparables.
• Data Lag: Zillow data can lag behind the Multiple Listing Service (MLS) by several days. Property statuses (active, pending, sold) and Zestimate values are updated periodically, not in real-time. Always be mindful of data recency.
• Comprehensive Costs: For buyers, ensure all potential monthly costs are factored in, including principal, interest, property taxes, homeowners insurance, PMI (if applicable), HOA fees, and any special assessments or district fees (like Mello-Roos in California).
